Residential vs Commercial Garage Door Work in One System

A homeowner with a two-car garage and a warehouse with a row of rolling doors on a loading dock are very different customers. One pays by card after a spring repair. The other wants maintenance every quarter and one bill a month. Plenty of garage door companies serve both, and running them in two separate systems is a recipe for missed visits and messy books.

Another Way the Work Splits

The split between quick repairs and planned installs is covered in Repair Work vs Install Work: Setting Up Garage Door Software for Both. Residential and commercial is the other big split, and it shows up mostly in equipment, scheduling and billing.

The Residential Customer

A typical residential customer:

The equipment record holds a garage door, an opener, torsion or extension springs, a keypad and remotes, with bays like single, double or detached.

The Commercial Customer

A commercial customer looks different:

GarageDoorBossPro covers these with the same tools, set up differently.

Equipment: Same Record, Different Doors

The equipment list on each property includes types for both kinds of work. Residential addresses use garage doors, openers, springs, cables & drums, keypads, remotes and safety sensors. Commercial addresses add commercial rolling doors, commercial sectional doors and gate openers. The bay field includes shop and commercial dock as well as the residential bays.

On the tech app, a commercial job card might list four rolling doors on the dock, each with its size and access notes. The From House picker lets the office choose which ones a given job covers.

Recurring Maintenance

Recurring work is set by minimum days between visits, so the same feature handles both a homeowner's yearly tune-up and a warehouse's quarterly maintenance. Both come due on the Waiting List map, colored not due yet, due now or overdue past a 7-day grace.

The door safety inspection works on both too. On commercial visits, the readings and recommendations give the property or facility manager a written record of each door's condition.

Billing: Per Job or Monthly

Residential customers get an invoice per job, with line items and sales tax, and the card on file can be charged on completion. Commercial clients can be set to Monthly, which gives them one statement each month covering every address, with each line labeled with the address. The setup is in Monthly Accounts in Garage Door Software: One Statement for Property Managers and HOAs.

Both kinds of customers can see invoices and pay online in the customer app.

Dispatch: Mixing or Separating

Some companies mix residential and commercial work on every van, routing by location. Others put commercial maintenance on its own van or its own days. The dispatch board handles either: filter by van, auto-route from the shop, and set route order by hand when a commercial customer needs you at a set time.

A common pattern with three vans: one on residential repairs, one on installs and residential tune-ups, and one on commercial maintenance and property manager units.

Estimates for Each Kind of Customer

Estimates work the same way for both, built from your service list and approved online, but the conversation is different. A homeowner approves a new opener on their phone that evening. A property manager may want estimates for three units at once so they can approve them together. A commercial customer may need an estimate for a dock door repair before they can send it up the chain. Online approval and estimate follow-up emails fit all three, and each approved estimate becomes the scheduled job with its equipment details carried over.

One Customer List

The biggest benefit of one system is one customer list. The property manager whose rental houses you service might also call you about their own home. The HOA board member might want a new door on their personal garage. With everything in one place, you see the whole relationship.
